Microsoft While many residents welcome any redevelopment, saying it will have environmental benefits and increase local tax revenue, others say the latest plan, which has yet to win state approval, has become too ambitious.

Laptop Computer EnCap's latest plans for the 1,200 acres in Lyndhurst, Rutherford, North Arlington, and Kearny call for more than 60 buildings, with groundbreaking this year and completion by 2013. A majority of the buildings would be shorter than five stories, but a hotel in Rutherford would be 20 stories, and a hotel and two residential towers in Lyndhurst would be 15 stories each, a company lawyer said. Such heights have caught some local residents off guard.
"Computer industry analysts estimate that some 60 percent of all corporate data exists only on desktop and laptop computers, " said Walter Scott, CEO of Acronis. "Incorporating Acronis True Image with New Mexico Software backup server is the ideal solution to capture that corporate data and ensure that it is not lost. Desktop Computer State officials, who have yet to approve the plan, note that EnCap has been permitted since a preliminary agreement in 2000 to build up to 25 stories. Last year a company plan called for four towers of 15 to 16 stories.
Notebooks The latest plan calls for 750,000 square feet of office space, which is about half of what was called for in the March 2002 plan.
Lenovo Eric Wisler, a lawyer for EnCap, said the company realizes it is likely there will be massive development of office space at the nearby Continental Arena site. Three developers are competing to build there, and each proposes about 2 million square feet of office space.
Hard Drive Asked about the height of the hotels and apartment towers proposed by EnCap, Wisler said that by building up, rather than out, the developer will only pave over "the smallest footprint possible and maintain open space around it.''
Travelstar "What EnCap has tried to do is leave the site better,'' Wisler said. "They believe that by following the [McGreevey] administration's guidelines in smart growth, they can strike a balance between the economics necessary for this kind of project, and without destroying the landscape.''
Gateway The company, which has already won a state endorsement for golf and some development on a portion of the site, says in a document distributed last week that it hopes for approval of its more ambitious development plans this month. But the New Jersey Meadowlands Commission might not convene for a final vote that soon because officials in Trenton are still negotiating with the developer over its cleanup responsibilities and annual payments to the NJMC and the municipalities.
Laptop Parts Susan Bass Levin, chairwoman of the Meadowlands Commission board, would not predict when a vote would take place but said, "we are finalizing the details.'' She endorsed the general idea of redeveloping former dumps.
Software "The beauty of this project is that seven landfills will be cleaned up, creating the largest brownfields-to-greenfields project in New Jersey,'' she said. "The result will be cleaner land, cleaner water, cleaner air, [and] increased recreational opportunities."
Hard Drives EnCap officials partnering with the Meadowlands Commission have held public information meetings releasing some information in Kearny, North Arlington, and Lyndhurst. A meeting may be held in Rutherford soon.
Electronics It is clear the company still has its skeptics.
Canon "It looks good to you, but we don't want a big, huge development project in this community,'' Nick Uliano, treasurer for the Lyndhurst Taxpayers Association, said at a meeting last week.
Desktop Pc Some in Lyndhurst, where most of the housing would be built, worry about overcrowding.
Desktop Computers The plan in 2001 was for time-share units, to be used by golfers or visitors who do not live in town year-round. The latest plan calls for units to be occupied year-round.
Think Pad The developer estimates that Lyndhurst could gain 236 school-age children.
Repair "We probably could absorb the high school-related numbers because of the new addition,'' said Joseph Abate, superintendent of the seven-school, 2,100 pupil Lyndhurst system. "Our elementary schools would be hard pressed to absorb those numbers.''
Data Recovery The company notes that the project will take several years to complete, which will allow the district to prepare for increased enrollment. Also, the company says about half the units would be for residents 55 and older, which would reduce the impact on the schools.
Cisco An EnCap document also seeks to ease residents' concerns about traffic, stating that "the development will help eliminate existing garbage truck traffic'' and create "added mass transit options including a new rail station.''
Keyboard But NJ Transit is making no promises about the Bergen Line. Since NJ Transit took over the line in 1983, "this would be the first new station on that line if they decide to pursue it,'' said NJ Transit spokesman Ken Miller.
Monitor Wisler said, "I think it's fair to say they're probably hedging a bit, and we're being aggressive a bit'' in predicting the likelihood of a rail link.
Desktop Everyone agrees the proposal is complicated.
Infosys "It's not your typical development. You've got the [closure of] landfills, the use of dredged material, the acquisition of state property, county property. ... It should get a good public exposition from beginning to end," said Fred Dressel, executive director of the Hackensack Meadowlands Municipal Committee, an advisory group to the state panel.
Refurbished Laptops Dressel's 14-town advisory committee has not weighed in on the latest plan, and has not objected to previous plans.
Wipro "How could we go against four of our members? They all wanted a piece of that very good development,'' he said, referring to the mayors of Lyndhurst, Rutherford, Kearny, and North Arlington.
Lap Top All are working to get good deals for their towns. For instance, Lyndhurst wants ball fields. EnCap's document calls for three baseball/softball diamonds, three soccer fields, and an indoor sports facility in Lyndhurst. Also, the towns might seek equipment for public works and fire departments.
Refurbished The company projects $13.4 million in annual tax payments to Lyndhurst alone.
Memory The project is divided into two phases. According to the EnCap document, Phase One involves the construction of one hotel in Rutherford and another in Lyndhurst, two golf courses, 750,000 square feet of office space, and the residential units in Lyndhurst and Rutherford.
Intel Phase Two calls for development of two 18-hole golf courses on approximately 420 acres in North Arlington and Kearny. North Arlington officials said they believe there is a chance housing will be part of the plan.
As400 Many see the plan as smart growth because it covers former landfills.
Averatec "If they're building golf courses in Lyndhurst, trees won't be coming down in Alpine,'' said Hugh Carola, program director for the environmental group Hackensack Riverkeeper Inc. "It will stop a large part of leachate flowing in the river from the landfills. The more of them that are capped, the cleaner the water will get. ... We're not cheerleaders for it. We are generally supportive of this project for its environmental benefits."
