Lenovo St. Joseph's Wayne Hospital is understandably anxious to get things moving. The rezoning request has been pending before the board for more than a year, and management has been counting on an infusion of cash from the land sale. Hospital management wants to retire some of the $18 million in debt that it inherited from the days when it was under old ownership and known as Wayne General Hospital.
Hard Drive The hospital had expected to receive close to $14 million for the land back when 192 units were planned, spokeswoman Angela Harris said. That figure will be smaller now that the development itself is smaller, but it will certainly be a multimillion-dollar deal that will go a long way to keeping the community's health care system strong and financially healthy.
Travelstar On the other hand, there is popular support for preserving open space. In November, voters in Wayne easily approved a new open-space property tax assessment. The tax will generate an estimated $1 million a year and enable the township to qualify for state matching funds as well.
Gateway The money is to be used to preserve green space. The hospital's 27 acres seem a perfect use for the funds.
Laptop Parts The Sierra Club says developing a tract like this one is not "smart growth." The acreage has numerous streams, ponds and wetlands that provide habitat to many animals and form the headwaters of Preakness Brook, which eventually flows into the Passaic River.
Software Ideally, the township could use the new tax dollars and other financing streams to purchase the land from the hospital. The land could then be preserved, and the hospital could retire some of its debt. For the hospital's sake, such a deal should be struck as quickly as possible.
Hard Drives It is not a perfect solution - the hospital would surely have to accept less for the land than it could get from a developer, and Wayne could find that much of the revenue from the new tax will be dedicated for the next few years, at least.
Electronics But most residents agree that North Jersey is overdeveloped. Putting an end to sprawl will only happen through the purchase and preservation of small tracts like St. Joseph's 27 acres. The first step toward that is rejection of the hospital's townhouses plan.
