Laptop Battery A Pennsylvania developer is proposing to convert the abandoned Curtis Paper Mill site along the Delaware River in Hunterdon County into a complex that would include more than 700 condos and townhouses along with stores, parks and open space.

Thinkpad O'Neill Properties, based in King of Prussia, Pa., showed its plans to Milford council and Alexandria committee members late last month. The 120-acre property straddles the borough and Alexandria Township.
According to the indictment, Jones would steal various IBM and Penguin computer servers from Verisign's warehouse in Virginia and sell them to Johnson. Johnson would then sell the servers to several individuals, who would sometimes place them for sale on eBay. As a result of this scheme, the indictment alleges that Jones and Johnson caused Verisign to lose more than $120, 000 worth of computer equipment. In the indictment, Jones and Johnson are charged in three counts with causing the interstate transportation of stolen property, namely IBM 330 and 335 servers, in violation of 18 U.S.C.

Laptop Computers But local officials are reacting less than warmly to the proposal.

Laptop Computer "We've told them it was unsatisfactory," said Harry Fuerstenberger, mayor of Alexandria. "The original plan I saw was for 500 homes in Alexandria and a couple hundred in Milford, with residential and commercial in Milford. We have only 38 acres of that site in Alexandria and we have six-acre minimum zoning. No way we could see having 500 units on that piece of property."

Desktop Computer Milford Borough Councilman George Sniffin said: "They (O'Neill) came in and showed us what they want to do, but it wasn't a formal application. Until they make a formal application, we don't know what they're talking about."
Notebooks Under terms of the proposal, O'Neill said Milford would receive increased tax revenue of $1.4 million, as well as a new borough hall. Fuerstenberger said he didn't recall what the proposed tax impact of the plan would be on Alexandria Township.
Lenovo O'Neill envisions 740 one-, two- and three-bedroom residences, along with retail space, parks, walking trails and abundant recreational facilities and green and open spaces.
Hard Drive The plan targets what O'Neill calls the "neglected demographic groups" in the region: young professionals and active adults. It will provide the borough with a stable tax base that does not demand the intense services of "McMansion" housing.
Travelstar "Their contention is their proposal will have little impact on the schools because the units are small and will attract more professional people," Fuerstenberger said.
Gateway The former paper mill was shut down more than a year ago and is now an abandoned, environmentally impaired complex that produces no tax revenue for the borough or Alexandria Township.
Laptop Parts Approximately 16 percent of the borough's tax base has been eliminated as a result of the Curtis Paper bankruptcy, and Curtis Paper currently owes more than $400,000 in back taxes. The local municipal tax rate has more than doubled since last year and is the highest in Hunterdon County.
Software O'Neill officials said their plan will alleviate this burden from the community.
Hard Drives Milford's current plan has 31 homes on the site and does not address the significant tax burden on the borough residents or the environmental issues associated with the site.
Electronics When complete, O'Neill's plan will generate an estimated $1.4 million net tax revenue for the borough and school district of Milford, after all expenses. In addition, the plan calls for the restoration of an existing building on the site to become the new Milford borough hall. The Crown Vantage Landfill, recently designated a federal EPA Superfund site, will also be mitigated as part of the project.
